How does Property Studio work?
Property Studio brings everything together in one simple, easy to use inquiry and reservation management system that you can access from anywhere you have an internet connection.
A Property Studio account gives you the ability to process all of your rental inquiries in one place, regardless of where they originate. Our customizable email response templates, which you create just once, allow you to respond quickly and professionally to rental inquiries. You can then create a reservation with just a few clicks (from the inquiry itself) and send your renters an email to request for it to be confirmed online.
Next, your renters will follow simple instructions and complete the step-by-step reservation confirmation process which is completely customized for your property, including your rental policy and payment. If you currently accept credit cards via PayPal, or if you would like to offer this to your renters, our system will process payments at no charge directly into your private PayPal account. Within minutes this will be completed and confirmed, and we will update the reservation automatically to reflect the payment.
Another helpful feature is the ability to create personalized email templates, which can be scheduled for automatic delivery to your renters in order to remind them of any number of details you might need before they arrive for their stay. For example, these emails might be used to alert the renter about upcoming or outstanding payments due, a reminder to send a signed copy of your rental policy, or to send a last minute pre-arrival confirmation with notes or directions. You can even schedule a post-departure email to say "thanks for coming" with a link to your online guestbook.

If you own or manage more than one rental property, our Property Studio management system is designed to accommodate and allow you to manage as many rentals as you have. Not only that, but we'll provide you with a different listing page on BigBridgeTravel.com to showcase and advertise each individual unit; and like everything else, all of this is completely free. We will also provide you with your own unique URL that you can place on other sites, which will direct customers to your Big Bridge Travel property listing pages.
If you currently use the Renters.org calendar or simply have a datebook on your desk, we provide you with our very own fully integrated availability calendar, which will keep all of your reservations in one convenient place. You will never have to update your calendar on the other listing sites or add reservations to that calendar you keep at home or at your office. By virtue of tracking your reservations with Property Studio, your availability calendar is automatically updated, and because Property Studio is web-based, you will be able to access your availability calendar from any computer with an internet connection.
Our calendar also has a very special feature designed to help you advertise any last minute specials for any un-booked days or for sudden cancellations that are fast approaching. You decide what kind of discount you would like to offer for these last minute bookings, how far in advance to look on your calendar and we will do the rest. Of course, we will only send you all of these inquiries for your rental properties, but the final decision remains with you.
A little background ...
BigBridgeTravel.com and Property Studio are labors of love. The system was designed by professional solution consultants with strong technical backgrounds and, not surprisingly, we are also Vacation Property owners ourselves. After managing our own vacation rentals, it occurred to us that running a vacation rental business (even just a single ski cabin during the winter months) was a real challenge; we found that our busy schedules didn't allow us to provide our renters with the kind of helpful and personalized service that we hoped to offer them.
This inspired us to design and create a "better mousetrap" that would do everything that we believed owners of vacation rentals needed to make their lives easier and their renters' experience richer and more satisfying.
BigBridgeTravel.com came from these years of development in order to fulfill the challenge of creating a fully
integrated system for ourselves. Friends and family began to hear about what we had built and they soon asked to use it as well. The rave reviews and success using our system encouraged us to offer BigBridgeTravel.com and Property Studio to a wider public.
Why is it free?
Like many web services available today, Property Studio is free because what we've built is a valuable quality product and we want to share it with others.
The two questions we receive most often are "How can you offer this for free?" and "What's the catch?" The simple answer is that the system is a labor of love that we spent three years designing and building, in order to create something that works for us (we are our toughest critics).
Now that it is available to others, our goal is to continue offering the basic system at no charge. In the future we plan to offer several premium services that owners might elect to use.
